The Fed Story Changed In September

The Federal Reserve raised rates in September for the first time since July 2023. The target range moved up to 3.75%–4.00%, and all 12 voting members backed the move.

For real estate, that ended the hope that the next major move had to be a cut. Owners now have to plan for a world where rates can stay high or even rise again.

The October meeting matters because a pause would give borrowers time. It would not make debt cheap, but it would stop the math from getting worse for another month.

Why a Pause Still Helps

Real estate does not always need lower rates to improve. Sometimes it simply needs rates to stop moving.

A steady rate gives lenders more confidence when they price a loan. Buyers can make offers without fearing another sudden jump in debt cost. Owners with loans coming due get more time to bring in cash or find another lender.

That can help deal flow even if borrowing stays expensive. Stability makes it easier for both sides to agree on a price.

Grand Canyon Discovery Could Power America

The biggest energy deadline in American history is 12 days away.

On July 4th, Washington killed the tax credits for solar, wind, and EVs…

But left one energy source untouched. And gave it eight years of credits.

Because near the Grand Canyon, a drilling crew unearthed a clean energy well producing almost 8x the output of Saudi Arabia's largest oil well.

Google signed on. Bill Gates wrote a $100 million check.

On October 20th, 83 parcels of federal land hit the auction block.

One company owns the entire chain.

The Minutes Point To Patience, Not Relief

The September meeting minutes showed that Fed officials are still worried about inflation. The hike was not meant as a one-time move followed by quick cuts.

At the same time, softer job data has given the Fed a reason to wait before moving again. Reuters reported that several major banks shifted their next expected hike to December rather than October.

That creates a narrow window for real estate. The market may get a pause, but it should not plan on easy money returning soon.

What Owners Need To Do

The best deals now need to work at today’s rate.

If a building only makes sense after two or three future cuts, the deal is still too fragile. A strong deal should be able to carry its debt without a rescue from the Fed.

That does not mean rate cuts would not help. They would. But they should improve an already sound deal, not be the reason the deal works at all.

This is especially important for owners with loans coming due. The safest plan is still to model the refinance at a rate close to today’s level and treat any future drop as extra room.

Do you hold any of these AI stocks?

Ignore this at your own peril

Wall Street insider Jason Bodner — the man who called Nvidia at $4.50 — says today’s AI stocks are about to hit a wall.

And a completely different group of AI firms… names Wall Street is starting to ignore… are about to take off.

This has nothing to do with SpaceX…

A new chatbot…

Autonomous robots…

Or anything you’re likely hearing about.

It has to do with a brand-new “light-speed” device turning AI as we know it into “Accelerated AI”…

Making it 100 times faster…

And 100 times more energy efficient — right here, on Earth.

Already, some of the biggest tech investors like Elon Musk, Mark Zuckerberg, Cathie Wood, and Bill Gates are moving money into it.

Just to name a few…

But you won’t hear anything about it in the mainstream news…

In fact, TV pundits spent most of this past year talking about AI worries and its “existential risk” to jobs…

Or arguing whether we’re in an AI bubble and when it would pop…

That’s why most Americans won’t see it coming until it’s too late.

Don’t be one of them…

Because if you’re holding the wrong AI stocks when “Accelerated AI” goes mainstream…

You could spend the next decade just trying to claw back to even…

The next 12 to 24 months could hand you bigger gains than the entire AI boom of the last three years.

By the Numbers

The Fed raised its target range 25 basis points in September to 3.75%–4.00%, the first increase since 2023. Market pricing in early October leaned toward a pause at the next meeting, while many banks saw December as the more likely time for another move.

Bottom Line

The Fed may pause, but real estate is not going back to the old low-rate world.

The useful change is time. If rates stop rising, owners can refinance, buyers can price deals, and lenders can work through old loans with less fear that the target will move again.
