Some Housing Markets Are Still Winning
The U.S. new-home market has been under pressure.
Mortgage rates remain high. Buyers are careful. National new-home sales were down 5.6% year over year in June.
But one part of the market moved the other way.
Sales across the nation’s 50 top master-planned communities rose 2.9% in the first half of 2026.
That is close to an 8-point gap versus the wider new-home market.
The reason may be simple.
These buyers are not only buying a house.
They are buying the whole place around it.
Why These Communities Stand Out
A master-planned community usually offers more than rows of homes.
It may include parks, trails, schools, shops, pools, gyms, health care, and places to eat.
That gives buyers more reasons to choose the area.
In a weak housing market, that can matter.
A buyer who is already nervous about making a large purchase may feel safer buying in a place with strong roads, clear plans, good upkeep, and many services close by.
The home still matters.
But the neighborhood can help close the deal.
Lucrative Side-Income (from home)
Could you use some additional income?
(without slaving away at a 9-5)
Picture this: $72 trillion is moving hands right now as Baby Boomers unload businesses, homes, you name it.
It's called "The Great Transfer" and it's potentially a goldmine.
Here's the kicker, you can get in on this...
- from the comfort of home.
- working part time or full.
- without any special licenses.
Just by connecting investors to the $289 million COGA Capital has to lend.
And you'll pocket 2.25% per deal.
One intro, one check - rinse and repeat.
This is easier than you think and it's happening NOW.
What Many Builders Miss
Price is not the only way to win.
Builders often use discounts when buyers pull back. That can help, but it also cuts profit.
Master-planned communities can compete in another way:
Give the buyer more value around the home.
That can mean better parks. More home types. Smaller lots. Local shops. Strong schools. Or places where buyers can walk instead of drive everywhere.
These features cost money to build.
But they can also make a project stand out when buyers have many choices.
Where The Strength Is
Florida and Texas still lead this part of the market.
Together, the two states made up 75% of sales among the top 50 communities in the first half of 2026. Florida made up about 44%, while Texas made up 31%.
The top 50 communities sold 18,513 homes in the first half of the year.
The Villages in Florida led with about 1,800 sales, while Lakewood Ranch followed with 1,064.
This is not random strength.
It shows that buyers still move when the full package feels worth the price.
A former hedge fund manager whose firm Barron’s ranked in the top 1% worldwide says buying Bitcoin is the wrong move.
His readers have had the chance to collect $4,898… $11,145… and even $17,350 from Bitcoin’s moves without owning a single coin.
What This Means For Real Estate
This is an important lesson for builders.
When housing gets harder to sell, the project itself has to do more work.
A basic subdivision may need to compete on price.
A strong master-planned community can compete on lifestyle, trust, and the full place.
That does not make these projects safe from high rates.
But it gives them more ways to win.
By the Numbers
Sales in the top 50 U.S. master-planned communities rose about 2.9% year over year in the first half of 2026. National new-home sales were down 5.6% year over year in June. The top 50 logged 18,513 sales, with Florida and Texas making up 75% of that total.
Bottom Line
Home buyers are still cautious.
But they are not gone.
The strongest communities are proving that people will still buy when the home comes with a place they truly want to live.
