Student Housing Runs On a Different Clock

Most apartments depend on jobs, wages, and people moving into a city. Student housing has another demand source that is much easier to track: the school year.

By August, housing across Yardi’s 200 tracked universities was already 93% preleased for the 2026–27 school year. That was ahead of both 2025 and 2024 at the same point.

That makes student housing different from a normal apartment building. The owner knows when demand should arrive, when most leases need to be signed, and which school is feeding the property.

Distance To Campus Has a Real Price

The best student buildings often win for a simple reason: students can walk to class.

Yardi found that properties within 0.25 miles of campus posted average rent growth of 1.6% during the current leasing season. Buildings more than two miles away saw rents fall 1.2%.

That is a large gap for properties serving the same basic renter. A student may pay more to avoid a long drive, parking costs, or a bus ride every morning.

For buyers, that makes distance one of the first facts to check. In student housing, a few blocks can matter more than a fancy lobby.

“Elon Is Not Showing this Publicly, But I Saw It”

Elon Musk recently shared a private video of his new product with a Silicon Valley insider called Jason Calacanis…

The venture capitalist who turned $100,000 into $100 million when Uber went public.

And Jason was stunned. He said:

"I've seen [Elon's new product], he's making sick progress. He's not showing it publicly…but wow… I think it will be the best selling product of all time."

I couldn't agree more.

I believe you'll want to buy one for yourself as soon as it's available.

We have so much to look forward to,

I'll discuss the stock you need to buy now… BEFORE this new product's big launch. (No, it's not Tesla or SpaceX.)

The Demand Is Strong, But Not Every Campus Is

The national number looks good, but the market is not strong everywhere. Average advertised rent slipped to $927 per bed in August, while rent growth for the leasing season was only 1.1%.

Some large college towns have added a lot of new beds. Early enrollment data also showed only modest growth, and Yardi noted that lower international enrollment is weighing on some schools.

This is why student housing should not be treated as a simple bet on college towns. The school must be healthy, the building must be close, and new supply must stay under control.

Why This Can Beat Normal Apartments

A standard apartment may lose demand when a local employer cuts jobs. Student housing can hold up better if the school keeps drawing students each year.

That gives owners a clear set of numbers to study before buying. Enrollment, preleasing, new beds, campus distance, and rent per bed can all be checked well before move-in day.

The building still matters, but the university is the demand engine. A strong school with limited nearby housing can give owners a base that many normal apartment buildings do not have.

Elon Musk’s One Stock Retirement Plan

Sometimes you come across an opportunity so explosive…

That it has the potential to turn a small stake…

Into a six figure and in some rare cases even a seven-figure nest egg…

Like it happened when I picked Nvidia in 2016.

It jumped high enough to turn $5,000 into an entire retirement nest egg of $1,895,000.

And while I can’t guarantee you’ll become a millionaire...

I think this little-known AI stock is one of those opportunities…

Now, if this idea of retiring with a single stock sounds crazy to you…

You should know that some of the best investors in the world believe that the idea of diversification is a little overrated.

Stanley Druckenmiller said…

“You don’t get rich by diversifying into 50 mediocre assets. You get rich by finding two or three asymmetric home runs.”

Or listen to legendary investor Peter Lynch. He said…

“I would own one stock if I can find one great stock.”

Even Warren Buffett said…

“Diversification is protection against ignorance. It makes little sense if you know what you are doing.”

It’s a leader in an AI breakthrough that’s protected by 150 patents…

It’s a small company, unknown to most people… still in the initial phase of exponential growth…

Plus, it has a near term catalyst that could send shares skyrocketing… starting November 11.

By the Numbers

Preleasing across Yardi’s 200 tracked schools reached 93% in August, about 80 basis points ahead of the final August 2025 reading. Yardi expects final occupancy near 94% to 94.5%, while 28 markets were already fully preleased.

Bottom Line

Student housing has a demand cycle most apartments cannot copy. The school year creates a clear leasing clock, and the best buildings sit close to campuses that keep drawing students.

The key is not simply buying near a college. It is buying near the right college, at the right distance, with the right amount of new supply.
